garage features to consider for new shop build?
I'm starting to draw up some plans for a shop at the house. The 2 car garage isn't cutting it and I have enough room next to the house for a 28 ft wide and prolly 30-40 ft deep building. What features or things would you plan for if you were starting from scratch? Just looking for some ideas. As of now I have plans for a 2 post lift in the first bay and the 2nd bay will have a garage door front and back so I can back the trailer all the way though and drop it in the back yard or if I need to drive through it to get to a building in the back yard later on. I'm thinking about maybe doing 10ft tall doors on the far bay incase I ever want to put an enclosed trailer inside the building. Ceilings will be 12ft so the lift wont be an issue. What kind of trick stuff you guys got in your shops and garages?

youll generally find the cost of adding extra floor space drops

T OF AREA, as you get larger in size,
obviously the total cost tends to increase , be aware that youll want to build the shop or garage on a raised pad to help drainage,
obviously youll want to get the plans approved to match local zoning and construction requirements and you'll need a land survey ,
Id strongly suggest a 6"-8" thick floor with the required rebar and a minimum of 3500 psi rated concrete.
Id also suggest you think about use of 10 ga minimum wiring, and how youll wire the shop,
for over head lights,fans, electrical outlets, how youll set up security, alarms outside lighting
,maybe phone and internet outlets? and surveillance cameras
and how youll feed the shop with electric and water.

I always wanted a barn or at least a 2 car garage (the garage at the end of my parking lot).

I’d love to have an apartment above but building a septic system for a bathroom is too much money.

If it’s 500 sq ft or less I don’t need any permits. I wonder if I stretched it by a few feet (like measuring the inside square footage for the 500 sq ft. would I get into any trouble :D
Maybe a nosy neighbor, I never met the people on either side of me - too snooty I guess. That’s about the only way the township would know. Until I sell the house and I have to get a U&O permit.

I’d like to make the bottom 4 ft from split-face blockwork, could I do it with 8” blocks (8X8X16) and 2x6 walls on top of the blockwork or do this like a pole barn and pour the concrete floor after the building is up. I can do the stone veneer (or engineered stone to match the house). Around the perimeter 3 to 4 ft high and the cement board siding (to look like cedar siding) above that to the eaves. Two 7’ wX 9’h doors or one double door, either a front entry or a side entry door.
And electrical provisions for at least two 220 v lines and perimeter 110 v outlets. Twelve foot ceiling is almost mandatory. A steep roof will require me to sub out high work like the trusses and shingles. Get one of those trash oil burners that burn used oils for heat and I have a brand new large room through the window or wall AC units.
Wonder what this will cost.
