Some tips for flat roof's

A lot of you guys are letting the roof leak and that’s not a good thing for so meany reasons, simple repairs turn in to costly ones if not fixed in a reasonable time period

Contractors who’s the right one??

Lots of roofer will give you a free inspection/proposal so don’t just take one roofers word for it see what a few have to say DON’T tell them what the last guy said you want “his” opinion on the work needed and go from there and compare the estimates if you only have a couple of leaks and a roofer tells you a hole new roof is needed that might not be the case this is where the other estimates come in handy too. Dont tell them you need a hole new roof see what they have to say! I have people tell me all the time I need a new roof when the roof thats up there is fine but just needs some mantenance dont spend the money if you dont have too!

I have 3 quotes all different prices??

Quote will almost never be the same do to the materials used some are cheap and other very expensive so depending on the repair needed & the roofer but should all be in the same area if you have one that’s much higher then the other 2 through it out! Same if you have one really low, Ask for reference (3) minimum and call them see if there happy with the roofer?

Should I put a new roof on??

That depends on you! How long do you plain on staying in that building? Thinking of getting a bigger shop? Enough money in the budget? Question to ask you self before you invest in a new roof, If your plaining on being there for the next 10 plus years then yes the cost is always going up in the last 4 years there has bin a 35% increase and its still going up waiting will only cost you more in the long run

custom homebuilder here, 30+ yrs experience.

the biggest problem i see with the public and contractors is that people use the free estimate system to eduacte themselves. the problem is that you are taking advice from someone who is trying to sell you something. the contractor has a vested interest in giving you information in a certain way. even honorable contractors are biased, they want the the job!

i see a benefit in hiring a consultant to oversee the bid process if anything larger than a minor repair is needed.

doesn't matter if it is roofing, or any other trade, experts in each field are easy to find. just call around to the reputable supply houses and ask for a referral to an expert consultant in that field. the fee they charge is usually well worth the price in my expereince.
i have seen hundreds of cases where a customer would have been far better off had they not overseen the project without help.

these days, i make most of my living advising and redoing other contractor's nightmares.
